Construction Specifications



1. MAIN STRUCTURE

The main structure is reinforced concrete in accordance with the Cyprus anti-seismic code.


2. INSULATION

A damp proof course (DPC) is fitted under all ground floor walls, and the ground floor slab will be laid on a damp proof membrane (DPM).


3. WALLS

All walls are class "A" hollow clay brick 10x25x30.

  • Interior walls 10cm thickness
  • Exterior walls 25cm thickness

4. PLASTERING & PAINTWORK
  • All external walls are covered with two coats of plaster and finished off with a grafiato on the outside.
  • All interior walls are covered with three coats of plaster and three coats of paint.
  • The corners are protected with concealed galvanized angle beads.
  • Fair face concrete ceilings are brought to a smooth finish with three coats of paint.

5. WOODWORK

The entrance doors and frames will be fireproofed in solid wood panelled finish and will incorporate a high security bolting mechanism. Internal doors and frames in high pressure laminated wood. Kitchen cupboard and wardrobes are made by wood finish with high pressure laminated wood. All woodwork will be imported by reputable manufacturer.


6. FLOORING

7. WALL FINISHES

8. ALUMINIUM DOORS & WINDOWS
  • All windows and balcony doors are made of aluminium frame.
  • The glass is double-glazed.

9. SANITARY WARE
  • Sanitary wares are class “A”
  • The water mixers are well-known brand.
  • All accessories for the Bathrooms are installed (mirror, toilet paper and towel holders).

10. ELECTRICAL –TV - TELEPHONE INSTALLATIONS

Strictly following the Electricity Authority of Cyprus regulations for all the electrical installations, special care is taken to equip all our apartments with convenient power outlets and lighting points for ample lighting in all rooms. Telephone outlets are also conveniently installed in most rooms. Additionally the following conveniences are standard in all apartments:


  • TV central aerial system with satellite system
  • TV outlets in Sitting-Dining Room, Kitchen, Living Room and in all Bedrooms
  • Door answering phone
  • Lighting and exterior garden lighting
  • Provision for security system
  • Controlled washing machine, dishwasher & refrigerator sockets
  • Phone points
  • Double sockets 13A
  • Wall switches

11. HOT WATER
  • It is supplied from a standard solar heater unit and also works on electricity by an immersion heater.
  • The solar panels and water tank are positioned on the roof in a specially designed area with minimum visibility for aesthetic reasons.

12. PROVISION FOR AIR CONDITIONING

Electrical power points and provisions for piping in relation to the future installation for split type A/C’s are available in all rooms except bathroom and toilets.


13. CENTRAL HEATING

Electrical under floor heating will be installed with separate bore, according to the architectural drawings.


14. SEWAGE:

Sewage disposal connected to main sewage system.


15. EXTERIOR GROUNDS, PARKING AREAS & SWIMMING POOL
  • Top soil will be provided for each individually designed garden to be planted. The drive-in and parking areas should be covered with stain concrete.
  • The swimming pool will be constructed by concrete and all machinery will be provided by a reputable manufacturer.
  • The area around the swimming pool will be covered with stain concrete.

16. FENCING & GATES
  • Metal railing systems to all verandas.
  • Concrete wall to be used for fencing the perimeter wall.
  • Metal gates with provision for electric gate for the car entrance.
